MAINTENANCE SERVICESA clean and well-cared for property is one of the hallmarks of Edgemark’s Property Management Team. To accomplish this goal, Edgemark conducts frequent physical audits of each property to assess both short and long term maintenance needs. Audits include operating system inspections conducted for common area lighting, roofing, fire equipment, HVAC and elevator/escalators, etc. These inspections are established to ensure compliance with all applicable codes, ordinances and equipment warranties. Furthermore, safety and appearance issues are evaluated in regard to lighting, fire safety, landscaping, snow and ice removal and sidewalk and parking lot maintenance to minimize liability and maximize aesthetic appeal. When appropriate, Edgemark also employs an on-site maintenance staff versus the use of a contracted vendor. An in-house maintenance staff can provide a higher level of service and detail to the property while affording more direct control over the daily activities and the management of contracted service professionals (i.e. landscaper, snow removal contractor). Edgemark also believes that the daily presence of an in-house maintenance staff will lead to improved tenant relationships and site security. Additionally, all of Edgemark’s in-house maintenance staff is uniformed to project a positive and professional image to the general public and merchants alike. |
