Property Management

Each project team is created from experienced staff and includes a property manager, a property administrator, a collection manager, an accountant and an accounting clerk. The Edgemark team ensures that each project owner's goals are met in the most efficient and productive manner.

When managing assets, Edgemark employs strict controls and a thorough budgeting process while maintaining maximum efficiency and flexibility for meeting client accounting and reporting needs. Edgemark utilizes Skyline, Yardi and MRI operating systems, three of the industry's preferred accounting software packages to track and control all expenditures through a purchase order system.

To promote fiscally sound decision making, expense “caps" are instituted with only principals and senior management staff of Edgemark allowed to authorize checks. When long term planning is desired, Edgemark provides annual budgets, but also strongly advises clients take advantage of the Asset Management Team’s five-year forecasts which outline potential expenses and income. Additionally, the Asset Management Team works hand-in-hand with the firm’s retail leasing specialists to develop a marketing plan designed to achieve 100% occupancy, while maximizing income.
