Property Management Team and Process
Each project team is created from experienced staff and includes a property manager, a property administrator, a collection manager, an accountant and an accounting clerk. The Edgemark team ensures that each project owner’s goals are met in the most efficient and productive manner.
When managing assets, Edgemark employs strict controls and a thorough budgeting process while maintaining maximum efficiency and flexibility for meeting client accounting and reporting needs. Edgemark utilizes Skyline, Yardi and MRI accounting systems, three of the industry’s preferred accounting software packages to track and control all expenditures.
To promote fiscally sound decision making, expense “caps” are instituted with only principals and senior management staff of Edgemark allowed to authorize checks. When long term planning is desired, Edgemark provides annual budgets, but also strongly advises clients take advantage of the Asset Management Team’s five-year forecasts which outline potential expenses and income. Additionally, the Asset Management Team works hand-in-hand with the firm’s retail leasing specialists to develop a marketing plan designed to achieve 100% occupancy, while maximizing income.
Meet The Team
Senior Vice President – Asset Management
Rich has over 43 years of retail and real estate experience having worked in Retail store management, property/asset management, development and brokerage venues. He has been with Edgemark since 2001 heading up the property management department. Prior to Edgemark Mr. Robey worked for Draper and Kramer Co., as VP of Property Management. Rich earned his BS degree in Business Administration from the University of Illinois Chicago, was awarded the coveted Certified Shopping Center Manager “CSM” designation from the International Council of Shopping Centers in 1981, and has held an Illinois State Managing Brokers License since 1982.
Vice President – Asset Management
Mark has over 25 years of commercial property management and brokerage experience. He joined Edgemark in 1999 to oversee the management of a portfolio of retail shopping centers throughout the Chicago area. Prior to joining Edgemark, Mark worked for Jos. Cacciatore & Co. for 10 years, where he managed a diverse portfolio of retail, office, industrial and residential properties while participating in leasing and brokerage services. Mark has a BA from Loyola University in Chicago, is an Illinois licensed real estate broker and member of the International Council of Shopping Centers.
